Assuming there are no problems with title (i.e. deceased owner, liens, probate issues) the entire process (from offer acceptance to closing) usually takes from 2-6 weeks. 

Maybe! How much below listing price are you willing to accept? Real estate broker commissions (among other things) are baked into the price of everything sold through the real estate industry controlled MLS (Multiple Listing Service).

So, typically land sold through the MLS demands a higher price than that sold privately because everyone has their hand in your cookie jar! You aren’t getting that higher price, the brokers, agents, MLS services, etc., are getting that extra money!

Yes, common closing costs are paid, i.e. buyer title insurance, filing fees, current taxes, sales tax, etc.   Seller legal fees are not covered. What is and isn’t covered varies based on situation.  All paid for costs will be listed in the purchase offer.

I buy land primarily to resell on the private market. I also hold some land for future potential use.

Who told you that!?? Some real estate agents and investors don’t understand how to properly value land. 

To make matters worse, the typical real estate agent deals primarily with residential real estate. Not only do they lack land expertise, there is less motivation to deal with vacant land given the typically lower sale price. Lower sale price = lower earned commission. 

The internet is full of “flip land & get rich quick” schemes.

Some of these “training” companies convince inexperienced investors to purchase expensive training programs, marketing services, mass texting/mailing services, etc. The training is this:

“Contact the largest number of potential land owners to find the best (cheapest) land to resell. AKA the spray and pray method. Oh and if you don’t get any bites, call/text/mail some more AKA give the me more money.”

Most of these student investors have no experience selling real estate much less vacant land. At some point the money runs out because they can’t resell what they’ve purchased.

Other times it may be that you are dealing with person who has no intention of purchasing your land. They get you to agree to a price and then look for someone willing to pay them even more.

If they can’t find a higher price buyer they will back out of the agreement with you.
